The 5 AI tools agents are using to get listings without buying leads

We signed up for all of them, ran them against real agent workflows, and ranked them by how fast they put a seller conversation in front of you.

  • Find owners likely to sell before they call an agent
  • Reach hundreds of them without writing each message
  • Never lose the lead because you were at a showing

★ Best overall
#1Best for finding sellers first · US properties

Homesage.ai

The only tool on this list built for real estate rather than adapted to it. It searches 155 million US properties and tells you which owners are statistically closest to selling — so you are calling people with a reason to answer.

  • Filter by equity, years owned, absentee owners and permits
  • Get a call list you can work Monday morning, not raw data
  • Works for investors and lenders too, if you serve them
#2Best for never losing an inbound lead

VoiceGenie

The lead you miss at 7:41 pm calls another agent at 7:48. An AI voice agent answers everything you cannot, asks the qualifying questions and sends you the summary — so the seller talks to somebody instead of a voicemail.

  • Answers every call, including evenings and weekends
  • Asks buying or selling, area and timeline, then hands it over
  • Far cheaper than a human answering service
#3Best for working a whole neighbourhood

lemlist

One sequence contacts every owner on your list by email, LinkedIn and text, personalised to each of them, and stops the second somebody replies. The prospecting you keep meaning to do on Sunday night runs itself.

  • Email, LinkedIn, SMS and calls in a single follow-up
  • Writes the personalisation for each owner
  • Stops automatically on reply — you only talk to interested people
#4Best for the traffic you already have

Collectchat

Almost nobody fills in a contact form. A three-question chat asks whether they are buying or selling, which area and when — and gets the phone number while they are still reading your listing.

  • Installs on your site with one line of code
  • Qualifies visitors instead of collecting anonymous clicks
  • Sends each lead straight to your inbox or CRM
#5Best for the sellers who are not ready yet

GetResponse

Most owners you reach will not sell this month — they will sell in nine. This builds the neighbourhood landing page that collects them and runs the emails until they are ready, so you are the agent they think of.

  • Landing pages and forms without a web designer
  • Automated email and SMS follow-up for months
  • 14-day trial that does not ask for a card

The agents winning listings right now aren’t better salespeople. They just stopped doing this by hand.

See what you build, day by day →

Right now most agents are still guessing what AI is good for. Recorded in the real tools, not slides. Every day ends with something you made and can use tonight, and you finish with a certificate in your name.

Why this list

How we ranked these

We hold accounts with every tool here and check their terms directly rather than copying marketing pages. The order is based on how quickly a working agent gets to a seller conversation — not on what anyone pays us. Where a tool has no free tier, we say so.

How many leads will this actually get me?

Nobody can promise you a number, and anyone who does is selling something. What this stack does is close the two places leads leak: nobody reaching out to owners who are ready to sell, and nobody picking up when they call back. Fix those two and the volume follows from your market and your list — not from a tool.

Is cold outreach like this even allowed?

Following the rules in your market is your responsibility — do-not-call registries, consent for calls and texts, and the disclosure your board requires. The tools help rather than hinder: GetResponse only permits opt-in lists and blocks bought data outright, and every sequence carries an unsubscribe. Check your local rules before you dial, not after.

How fast until the first real conversation?

The call answering and the website capture start working the day you switch them on — they act on traffic and calls you already get. Outreach depends on your list: build it in the morning, sequence it in the afternoon, and replies typically come over the following days, not hours.

Do I need a website for any of this?

Only for the chat widget. Finding owners, the outreach and the AI receptionist work without one, and GetResponse builds you a neighbourhood page if you do not have a site at all.

I already buy portal leads. Does this replace them?

Different economics rather than a replacement. Portal leads are shared with other agents and priced per lead; this stack costs the same every month whether it produces two conversations or twenty, and the contacts are yours. Most agents run both and shift budget once they see which one closes.

Do I need to be technical?

No. All five are point-and-click. The longest setup here is about an hour.

Will callers know it’s an AI?

They’ll know they’re speaking to an assistant, the same way they know a receptionist isn’t you. What matters at 7:41 pm is that somebody picked up and called back.

What does the whole stack cost?

Four of the five have a free tier or trial, so you can run most of it at no cost while you test. Fully loaded it is under $200 a month — roughly one median commission every four years.

Before you go

These tools change. We keep watching so you don’t have to.

Free tiers get cut, prices move, better tools show up. One email a week on the AI tools worth an agent’s time — what we tested, what changed, and what we would not pay for.
